WELCOME: We acknowledge and appreciate that the overwhelming majority of our guests are a pleasure to host and respectful of our property. These house rules are in place to ensure the best quality visit for our great guests. We kindly request that you treat our home and property with the same respect you would afford to your own. **Please note that we do collect a $500 refundable incidental deposit through the Airbnb resolution center once your reservation is confirmed. Failure to pay the deposit will result in your reservation being cancelled and no refund will be issued.** CLEANING STANDARDS: The entire property undergoes a thorough professional cleaning between every booking and visit. GENERAL RULES: 1. To book this space, you must be at least 25 years of age. 2. Our neighborhood has a noise ordinance from 11pm to 6am. Quiet hours are observed from 11pm to 6am on the interior and exterior of the property. The purpose of quiet hours is to maintain a quiet and comfortable environment for all guests and neighbors. Please do not book this listing if you plan on having loud music or loud talking after 11pm. 3. No parties or events allowed. 4. No pets allowed. 5. Absolutely no smoking inside the space. If a guest is found smoking or evidence of smoking is found after check-out, there is a $350 fine. No exceptions! 6. No illegal substances allowed on the premises. 7. No firearms are allowed on the property. Any firearm that gets left will not be returned to any guest; it will be given to the police department. 8. Downloading any copyrighted torrents from the internet is prohibited. 9. Do not eat on couches or in bedrooms to keep the home in good condition for all guests. Significant food crumbs found in or under beds/sofas could result in extra cleaning fees. 10. Return remotes or accessories back to their original location in the same condition found. 11. Please take care of the furnishings. You have to pay for damages. 12. Please do not throw excessive toilet tissues or feminine products down the toilet or excessive food down the sink. There will be a $400 fee to dispatch a professional plumber to unclog toilet and sink drains. 13. No confetti, glitter, or burning of candles are allowed. 14. Guests must use the Hot Tub at their own risk and keep the Hot Tub covered when not in use. We are not responsible for negligence at the Hot Tub. All guests must act responsibly when staying at our property. 15. Houston has a hot and humid climate, and this climate causes a lot of bugs. We are aware that bugs can get into space. We do regular extermination to try to prevent bug problems, but it's not a perfect solution. 16. For the safety and security of our guests and neighbors, and for the enforcement of our house rules, we have a security patrol monitoring this listing. The security patrol may be dispatched to the property at any time if there is evidence that house rules are not being adhered to. If the security company is dispatched to the property, the host reserves the right to cancel the reservation and secure the property. 17. If the outdoor grill is left dirty, there will be a $100 fine. 18. We kindly request your cooperation in preserving our fluffy towels and pristine linens. We strive to maintain an eco-friendly environment and a green planet, so we humbly implore you to treat our textiles with extra care. We provide one set of towels per guest during your stay. If you require additional fresh towels or need to wash your clothes, detergent pods are available in the laundry room for your use. We do charge for damaged/stained towels and linens -- costs for replacing damaged items are found in our digital House Manual. 19. Please do not set the AC below 69 degrees as this will cause the unit to freeze and stop working. Entry doors must stay closed at all times to avoid overworking the AC with the Houston humidity. Please keep the AC running at all times, a good temp we like to keep it on is 74 F. 20. We are not responsible for negligence at any of the staircases. All guests must act responsibly when staying at our property. 21. If you use and wash dishes instead of placing them in the dishwasher, please dry them well before returning to drawers or cabinets so they don’t develop spots. 22. Please do not take home any sheets, pillow covers, blankets, towels, or other items. It becomes difficult to ensure enough bedding and becomes quite expensive. Prior to your check-in, a count is taken. Missing items will result in additional fees. 23. There is an exterior security camera at the property which does record audio and video on the exterior of the building. For security purposes, the devices are recording 24/7. There are no cameras or audio recording devices anywhere inside the house. 24. If you open it, close it. If you borrow it, return it. If you turn it on, turn it off. If you break it, fix it (or pay for it). If you use it, take care of it. If you make a mess, clean it up. If you move it, put it back. 25. Mutual respect. Please take care of the home so others can enjoy it after you. Please do not be annoyed by the above rules, as it can be challenging to keep a property in good shape without them :). _____________________________________________________________________________________ *IMPORTANT* This rental agreement is a legally binding agreement made and entered into as of the Reservation Date and between the person(s) renting the property (the “Guest”), the property owner (the “Owner”) for the purpose of short-term lease of (the “Property”). When reserving the Property, the Guest agrees to the above rules and the following for the duration of the reservation term: The property shall only be used by the number of persons specified in the reservation. If more guests than listed on the reservation are expected on the property at any point, please notify the Owner and provide the total number of visitors. Violations of the above Airbnb house rules could result in the immediate removal of all guests (and visitors) from the property without refund. If there is violation of rules or a disturbance with more than the occupants specified in the listing, a minimum fine of $350 USD will be charged. The Guest is liable for any damage and any associated loss that is caused to the Property during their stay, barring those caused by natural forces outside of their control. In the event that any damage occurs during their stay, the Guest is required to report this damage immediately to the Owner. The repair cost and associated loss for damages to the Property during the reservation period will be charged to the Guest. The Owner will make every attempt to deal with any damages in a fair and reasonable manner. RELEASE: The Owner shall not be responsible for any loss, theft, damage, or injury to guest, including such damages as may arise from use of the bunk beds, staircases, or Hot Tub. The Guest, and all permitted guests, hereby agrees to hold harmless the Owner from any and all claims arising from any loss, theft, damage, or injury including any associated legal fees. Sublease Guest shall not sublet or permit use of any portion of the Property for compensation or to any persons not listed as a guest in the reservation. The Owner reserves the right to access the Property at any time, with reasonable prior notice, to inspect the Property or to perform necessary maintenance tasks. If guests remain on the property after their reservation has ended or been canceled, they will be considered trespassing, which may result in local police involvement and legal matters. It is the responsibility of the guest to read this agreement in its entirety before booking a reservation. Booking a reservation constitutes acceptance of these terms. By making the reservation, the guest(s) agree(s)to all terms and conditions listed above.

Guests have access to the front duplex, Gazebo, Hot Tub, and outdoor courtyard. After parking in the driveway on the left (includes parking for up to 3 cars behind the gates. Any additional cars will need to use the free parking on the street), guests can follow the pathway to their own courtyard. This property is shared with 2 guesthouses located in the rear (but separated by a 6-foot fence). The rear guests will not have access to any of the areas that Black & Gold Oasis offers to its guests. Courtyard (including the Hot tub) and left-side parking is exclusive to Black & Gold Oasis. We provide self check-in using smart locks.
